I looked at this place last night It's 40' by 60' machine shed, full concrete the back 1/3 is insulated and drywalled. comes with an acre and a quarter. 100 amp service no water except the creek running through the property.

2003 assessment was up around 5k he's asking 15k "make an offer" he says.

It's 8 miles from home but anything similar in town would be 40-50 or more.

You couldn't build it for anything close to $15k, looks like a great deal at anything less.

Is security going to be any problem?
 
Around here 15 grand would hardly get you just the dirt let alone a stream and building, snatch that sucka up!

Plenty of room to set a mobile home on.....
 
Looks like a cool shop and the location sounds ideal as well. How is the structure? Anything major required? You said it's only partially insulated but is there any heat supply in it currently?
 
OMFG you couldnt stop me from jumping on that..hell id move in and build a loft in it....round here the land alone would be about 35-50k or more due to splitability...

He replaced the roof about 10 years ago, as a result of the leaky roof there are some rotted stringers that need replaced. Just a vent pipe for heat:( , would need an lp tank and my brother has a huge ceiling furnace.

He used it for wood working/sawmill and had a kiln/dryer so there's a raised concrete pad almost the size of a spray booth :giggedy: .

Beeper, yeah was thinking about the trailer thing , that would require a well and septic system but possible in the future.
 
A quarter acre, no building, would cost 15k out here anywhere within 8 miles of town. Offer 8-9-10k.

No, look close that's the front service entrance, the back lot is zoned ag so all I would need is a cowsuit :D

Taxes??? $39 for the building and parcel 1 and $4.00 for parcel 2 (that's 1/2 years)

Is it next to the dump? Rendering plant? Water treatment?

meh, if it is, you can buy a lot of nose plugs with what you won't be paying in taxes..

nope(dump 14 miles away) nope(we bury em) nope(no water treatment there)

it is lower than the street and one year it rained 2 inches in a half hour and there are water stains on the drywall 4 inches up. I guess it's self cleaning. :huh:

A rock lined or grass swail down to the stream? I wouldn't let that be a show stopper, but a banker might cringe.
