I looked at this place last night It's 40' by 60' machine shed, full concrete the back 1/3 is insulated and drywalled. comes with an acre and a quarter. 100 amp service no water except the creek running through the property.

2003 assessment was up around 5k he's asking 15k "make an offer" he says.

It's 8 miles from home but anything similar in town would be 40-50 or more.

He replaced the roof about 10 years ago, as a result of the leaky roof there are some rotted stringers that need replaced. Just a vent pipe for heat , would need an lp tank and my brother has a huge ceiling furnace.

He used it for wood working/sawmill and had a kiln/dryer so there's a raised concrete pad almost the size of a spray booth :giggedy: .

Beeper, yeah was thinking about the trailer thing , that would require a well and septic system but possible in the future.

nope(dump 14 miles away) nope(we bury em) nope(no water treatment there)

A rock lined or grass swail down to the stream? I wouldn't let that be a show stopper, but a banker might cringe.
